
New Trend Realty provides limited brokerage
services for homeowners wishing to have their property listed
(currently a member of TREND
Multiple Listing Service (MLS) and Realtor.com)
at a reduced brokerage rate and provides this service for
properties located in: Bucks County, Berks County,
Chester County, Delaware County, Montgomery County and Philadelphia
County. In addition to the property listing, you
will receive as a part of the New Trend Realty Services®,
information, sales contract and disclosures necessary for the sale of your
house as well as forms necessary for your listing.
The sales process under the New Trend Realty Services®
is as simple as 1, 2, 3. Everything is done on-line.
There is no need for faxes, USPS mail or scanning. You can
work at your own convenience as you are asked for information
about your property... type, room sizes, amenities, etc.,
and a description of up to 1024 spaces. Information regarding
lot size, parcel numbers, tax assessments, etc. are automatically
entered for you from courthouse records. A copy of your
TREND MLS listing will be emailed to you for your review.
Changes can be made at any time.

Home Owner Approval –
You submit payment to New Trend Realty via the secure
PayPal credit card service which accepts all major credit
cards. |

For Sale Documentation – You
will then access the New Trend Realty Sale Documentation.
You will complete the sale documentation on-line, which
includes the State mandated Real Estate Seller’s
Disclosure Form, the Negotiated Brokerage Service Agreement
and the New Trend Realty Property Information Form for
the marketing of your property through the New Trend
Realty Services® program. |

Home Marketing – Upon your
submission to New Trend Realty of your completed forms
New Trend Realty will then submit your Property information
to the affiliated multiple listing service TREND MLS
and your sales activity will begin. |
Property Showings
Your phone number will be used as the "Contact
Number" for the multiple listing service.
Realtors will use your phone number to contact you to obtain
information regarding your home sale, to make appointments
to show your home to prospective Buyers and advise you of
an intended offer. Realtor.com does not allow the homeowner's
contact number to be shown, but all inquiries to our office
regarding your property will be forwarded to you. And,
you can elect to have your property address displayed on
Realtor.com which will allow prospective buyers to contact
you directly.
It is also your decision as to how you want
your home to be shown. You can decide whether you want to
be present for showings or you can arrange to have the Buyer’s
Agent show your property without your presence. In the latter
scenario, you may want to purchase a “Lock
